A. You may consider setting up an inside security camera on the common areas being shared (See questions 346, 878 and 974 on this forum). You may want to leave a hidden key on the outside permitting you or other family members unannounced access to the locked house.Horav Shlomo Millers Shlita opinion is that in principle you are not to be held responsible for the actions of your parents.
